Welcome to St Helens Road!

We hope you enjoy your stay here. We’ve tried to include everything you need to make your stay as pleasant as possible. If we’ve missed anything out of this manual or you have any comments or suggestions, please let us know.

Unlimited hot water is provided. Please allow a good 10 minutes for the bath to fill. The water pressure for the shower is fine, but the bath takes a while to fill.


We understand that accidents happen. If something is broken or gets spilt, please let us know so we can put it right in time for the next guests.


Due to COVID restrictions we are unable to currently provide breakfast.


There are spare bulbs in the tall cupboard in the kitchen.

Check out

Check out time is 10am. Some-one may have booked the property after you and we need time to get bedding changed, cleaned and restocked for the next guests. So we ask you to please leave promptly by 10am unless agreed with us otherwise.

Time is 4pm onwards


The conservatory is best used for muddy boots, wet dogs and cycle storage.


We welcome well behaved dogs and appreciate that the vast majority of dog owners are responsible when travelling. However just as a reminder, please keep dogs under control and clean up after them. Please don’t let dogs on the furniture or beds.


There is dishwater under the sink. The tablets are kept in the top left cupboard above the sink, place one in the tablet dispenser. Turn it on, select program 5 and close the door. There are full instructions at the back of this manual.

The main distribution board with the circuit breakers and mains isolator is in the bunk room to the right of the window.


Please enjoy full use of the garden. We believe it to be dog proof! Please clean up after your dog.


The electric fire is operated using the small remote control on the mantel piece.


The iron is in the tall cupboard in the kitchen and the ironing board is stored in the conservatory.


A hair dryer is provided in the chest of drawers in the king bedroom.


There is a preset schedule for the heating day time is 19oC and night time (10pm – 6am) 16oC. If you want to boost the heating, or turn the temperature up or down you can do this via the thermostat. It’s a small silver thermostat the side board in the living room. Rotate the outer ring to turn up or down.


The nearest hospital is in York. Wigginton Road YO31 8HE 01904 631313. In an emergency dial 999.


Turn the dial to the required time and press start.


This is a quiet neighbourhood. Please respect our neighbour’s privacy. In the UK it’s unacceptable to walk onto other gardens, look through their windows or take pictures of their property.


There is parking for 3 cars. 2 on the paved area and 1 on the gravelled area in front of the bedrooms. Please do not obstruct or park opposite the neighbours’ drives. There is additional parking round the corner on the road (downhill).


Parties, events or gatherings are not permitted. Please be considerate of our neighbours. If you are using the patio area please keep the noise down and go in to the house after dark.


There are spare pillows in the wardrobes


Blue bin – All recyclables ie Glass, cardboard, cans and plastic
Brown bin – compostable waste
Green bin – everything else not recyclable


The shower runs off the mains through a combi boiler. The left tap adjusts the flow and the right tap adjusts the temperature.


Smoking is not permitted anywhere in or on the property.


The nearest take away is Pizza Delight, a 4 minute walk from The Bungalow (also does Kebabs, salads etc). Turn left out of the bungalow and left again down the hill. Bear left, cross the road and you will see an alleyway. Follow this to the end, turn left and then right on to the main road. You will see the Pizza Delight across the road.

Towels & Linen

A bath towel will be provided on the bed. Spare towels and linen are in the wardrobe next to the king room.

Tumble Dryer

You are welcome to use the tumble dryer. Simply switch it on and select the program you want. It is a condenser dryer so you will need to empty the condenser tray and fluff filter each time.


The remote controls the TV and the BT box. Use the top centre button to turn on the TV and BT Youview box. Press guide for program listings. For the DVD press “TV/AV’ until “skart” is selected, then press OK. For the TV press “TV/AV’ until “HDMI” is selected, then press OK. To play a DVD press “open” insert DVD and press play.


There is a good walk straight from the house, as you leave the drive look to your right and you will see a public footpath. This will take you straight up onto Chapel hill at the top of the hill you can turn right and walk along the golf course. Follow the public footpath. It will take you right across the golf course, walkers have priority but keep an eye out. Dogs should be kept on a lead on the golf course. From here you can access the restaurant and bar at the KP club or walk further on to the Buddhist centre and world peace café.
There is a short circular dog walk map further on in this manual. The town is 0.5 miles and a 10-12 minute walk, if you take this short cut. Turn left out of the bungalow and left again down the hill. Bear left, cross the road and you will see an alleyway. Follow this to the end, turn left and then right on to the main road. (See the Pizza Delight across the road). Follow the main road past the beck, then turn down Union Street to the town centre. (There is a map further on in the manual.)

Washing Machine

Washing capsules are in the top left cupboard above the sink, place 1 in the drum with your washing.


Water is instantly heated through a combi boiler, although we are on a meter so please be considerate!

Check Out Procedure

Please help us to keep the cleaning fee low by leaving the property as you found it and following the simple steps below on leaving: –

1. For the protection of our cleaning staff please strip all used beds (do not remove mattress covers) and put all used bedding, towels and tea towels into the laundry bags provided.

2. Open the top windows in all rooms to help air the room.

3. Fill the dish washer ready for cleaning staff to run.

4. Ensure you have removed all your belongings including any food in the fridge, freezer or cupboards.

5. Turn off all lights and small appliances.

6. Report any damaged or missing items via the Airbnb app.

7. Sanitise hands and replace the key in the key safe, close the key safe and scramble the numbers.

8. We often find items left in wardrobes, drawers and under beds, please double check you haven’t left anything.

9. If you’ve brought a dog have you checked the garden!

10. If at any time during your stay or 7 days after your stay, any member of your party develops signs or tests positive for Covid 19, please let us know via the Airbnb App immediately. This is to protect our staff and future guests.
